Roof replacement in Cork.
Most people ring about a new roof after the third repair, not the first. Roofers Cork help you decide whether the roof has earned another patch or has reached the end, and put the answer on paper.
Repair it, or renew it?
Age alone does not settle whether a roof is finished. What matters is how much of it still works. A twenty-year-old slate roof on good battens may have decades left. A tile roof of the same age, with brittle felt and batten ends that have gone soft, may be finished. Roofers Cork check the slates or tiles, what lies beneath them, the timber behind and the history of earlier repairs, then tell you which kind of roof you have.
Money matters here. A repair that costs a few hundred euro is good value on a sound roof and poor value on a failing one, because you pay for scaffold or access every time. When the same roof has been patched in three different places in four years, a replacement usually works out cheaper than the next three patches.
A strip tells you things a survey cannot. Once the slates or tiles come off, the battens, rafters and wall plates are bare to see. Occasionally the timber is worse than the survey suggested, and when that happens you are shown the photographs and the extra work is priced separately before it is done. Nothing is added to the written price without your agreement.
The new roof goes down in layers, starting with breathable membrane and treated battens, then the covering, then lead wherever the roof meets something. The finished roof comes with our 10-year written workmanship guarantee, and since the whole roof is renewed, the Lifetime Leak Guarantee as well. A part-roof job has the 10-year cover alone.
What a new roof can be covered in.
Natural slate
Heavy, dark and long-lived when fixed with stainless or copper. It suits older Cork houses and anyone who wants the roof to outlast the mortgage. Guide figure below.
Concrete interlocking tile
The practical choice for estate houses and bungalows. Lighter than slate and quicker to lay, with a mortar-free dry-fix ridge and verge.
Fibre-cement and other slate-effect covers
A way to get a slate look at lower weight and cost. We tell you whether the pitch and exposure of your site suit it.
Membrane, battens and ventilation
Breathable membrane and treated battens, with air let in at the eaves and ridge so the roof space can dry out.
Lead and detailing
Code 4 or Code 5 lead wherever the roof meets a chimney, wall or valley, with fresh detailing at each.
Period homes
Older houses with heritage character are priced as restoration, and take longer. See the period property figure below.
On every job, what the price covers.
Every quotation is a fixed price, so the final bill matches it.
Included in every job
Quoted separately
What this usually costs.
Guide figures for 2026, all plus VAT: concrete tile starts at €8,000 and reaches €18,000 (4–10 days); complete slate runs €12,000 to €28,000+ (5–14 days); heritage restoration of a period property is €15,000 to €35,000+ (7–21 days). Roof size, pitch, access and the covering you pick all move the figure, so the number you act on is the fixed one in writing after the survey.
From first visit to hand-back.
Look and compare
Someone checks the roof space and the slopes, then sets the cost of repairing beside the cost of renewing.
Fixed price
One written price for the full job, with the covering you chose and what is and is not included.
Strip and re-cover
Sections are stripped and re-covered in turn, so a shower never finds the house open.
Walk-through
We go over the finished roof with you, clear the site and issue both guarantees.
Questions, answered.
What does a new roof cost?
The pricing section above gives our 2026 guide for tile, slate and period houses, all plus VAT. The survey turns that range into one fixed figure for your roof.
Can Roofers Cork re-roof in winter?
Yes, when the forecast allows it. The roof is stripped and covered in sections, and any open area is sheeted at the end of every day.
Will I need to move out?
Rarely. It is loud, and there will be people on the roof from early morning, but the house stays usable. The survey tells you if anything about yours is different.
Do I need planning permission?
Like-for-like replacement normally needs none. A protected structure, or a house inside a conservation area, may be treated differently, so ask the planning authority first if you plan to change the material.
What does the Lifetime Leak Guarantee cover?
It applies to a complete roof replacement. It is written down and handed over with the 10-year workmanship guarantee, and we read both through with you at the end of the job.
Should I keep my existing slates?
Sometimes, when the slates are in good order and it is only what lies beneath that has failed. The survey says whether yours can go back up.
Is there VAT on the price?
Guide figures are plus VAT. The written price shows VAT as its own line, so the full cost is clear before you agree.
How do I compare two quotes for a new roof?
Check that both price the same covering, the same membrane and battens, lead at every junction, scaffold and removal of the old roof. Then ask what guarantee is in writing. A lower figure often leaves something out.
More roofing services.
Re-felting & Battening
The membrane and battens under your slates wear out before the slates do. We renew them and relay what you have.
Lead Flashing & Chimneys
Lead dressed where the roof meets a wall or stack, and the chimney itself pointed so it stops taking in rain.
Roof Inspections
A written, photographed report on the state of the roof, taken from the attic and from the slope.
Roofers Cork cover Cork city and county. The survey is free, the price is fixed in writing, and the work carries a written guarantee.
