Commercial roofing

Commercial roofing in Cork.

A business cannot close for a roof. Roofers Cork plan commercial roofing around how the building is used: where staff walk, when customers come and where the access has to go.

01 / About this service

Access, hours and low slopes

Commercial roofs differ from house roofs in ways that shape the whole job. Many are flat or low-slope, covering shops, offices, small industrial units, schools and clubs. They are larger, and there is often equipment on top: extract fans, air handling, aerials, rooflights. Under them there is stock, machinery or people, and a leak does more than stain a ceiling.

So a Roofers Cork commercial job starts with a conversation about how the building works. Where does the access go and who has to walk past it? When does the building open? Which parts of the roof are over areas that cannot get wet? Can works be done in a few days at a weekend, or do they have to be phased over weeks? Work is planned to keep the premises trading, which sometimes means working in sections, with the edges sealed at the end of each day. Deliveries, fire exits and the route a customer takes from the car park are marked on the plan first, and the roof is worked around them instead of the other way round.

The technical side is similar to a flat roof on a house, at scale. The questions are about fall, drainage, upstands and the junctions around every penetration. A leak at a rooflight curb or a pipe collar is far more common than a membrane failure. Roofers Cork survey the roof, check the outlets and gutters, and tell you whether the answer is a repair, a localised renewal or a full recover.

Commercial work is priced after a survey. A roof the size of a unit or a school wing has many variables, from access to existing layers, and a figure in a table would be a guess. Once surveyed, you receive a fixed written price, a programme and our insurance details. Roofers Cork carry public liability of €6.5M and employer liability of €13M, and work to the safe-working-at-height regulations. The installation is covered by a 10-year written workmanship guarantee.

02 / Options

Commercial work we carry out.

Leak tracing and repair

Finding the source on a large roof, often at a penetration or upstand, and repairing it without disturbing trade below.

Re-covering low-slope roofs

A new membrane laid over a prepared deck, in EPDM or GRP where it suits, with the fall corrected.

Rooflights and penetrations

Curbs, collars and flashings around lights, vents and pipes renewed, the commonest leak points.

Outlets, gutters and drainage

Clearing and renewing roof drainage so water does not sit on the surface.

Planned maintenance visits

A clear-out of outlets, a check of seams and a short written note, arranged to suit the building.

Condition reports

A written, photographed report for a landlord, insurer or buyer, as on our roof inspections page.

04 / Pricing

What this usually costs.

Commercial roofing is priced after a survey. The size of the roof, the access, the existing layers and the working hours all change the cost, so no figure in a table would be honest. You receive a fixed written price and a programme before anything starts, with VAT shown.

06 / FAQ

Questions, answered.

Does Roofers Cork do commercial roofing as well as house roofs?

Yes, on flat and low-slope roofs of shops, offices, units, clubs and public buildings.

How is commercial roofing priced?

It is priced after a survey. The only related line in our table is the flat roof guide, €90–€140 per m² plus VAT in 2026 for EPDM or GRP, and large roofs can differ. The written price after the survey is fixed.

Can you work while we stay open?

Often. We plan in sections and keep the public and staff clear of the work. If the building really cannot be disturbed, we discuss weekend work and what it would cost.

What insurance do you carry?

Public liability of €6.5M and employer liability of €13M. We can send the details if your landlord or client asks for them.

Do you work to safety regulations?

Yes. Roofers Cork follow the safe working at height rules (S.I. 318/2007), with edge protection and exclusion zones built into the plan.

Can you do regular maintenance?

Yes. A visit to clear outlets, check seams and note any faults is a sensible way to catch leaks early, and the visit is priced after we know the roof.

Who deals with us on site?

Usually one person from Roofers Cork is named as your contact for the job. They agree each day's work area with whoever manages the building, so nobody is surprised by a ladder or a closed door.
