Timber rafters and purlins seen from inside an attic
Roof inspections

Roof inspections in Cork.

A written report can save you a repair or a bad purchase. Roofers Cork inspect the roof from outside and from the attic and tell you what they saw, in plain words, with photographs.

01 / About this service

What a written survey tells you, and what it does not

A good inspection answers three questions: what condition is the roof in, what needs doing now, and what can wait. A report from Roofers Cork records the covering, the ridge and verge, the lead and flashings, the chimney stacks, the valleys, the gutters at the roof edge and the state of the roof space inside. Each finding has a photograph and a note.

The inspection happens in two places. Outside, the roof is viewed from a ladder or access platform, and walked only where that is safe. Inside, the attic is checked for tide marks, wet timber, torn felt, ventilation and light coming through. The attic often tells the story the roof surface hides. What looks fine from the road can hide a rotten batten line or a wet corner you only see from within.

What it does not do is give you a structural opinion. Roofers Cork are roofers, not structural engineers, and if the survey suggests a sagging purlin or a movement in the wall, the report will say a structural engineer should look at it. Nor does an inspection look behind the plaster or inside walls, and a roof can have faults that only show in certain weather.

Typical reasons to ask for one are buying or selling a house, a recent storm, an insurance query, a damp patch with no obvious cause, or a roof you have never had looked at. If the report finds work, a fixed price for it can follow, and there is no obligation to use us for it. Prices for inspections are given after you describe what you need.

02 / Options

What the survey can cover.

Covering condition

Slates or tiles checked for cracks, slippage, wear and the nail fixings holding them.

Ridge, hips and verge

Mortar bedding, dry-fix fittings and the edges where wind lifts a roof first.

Lead and flashings

Chimneys, walls, valleys and dormers, where water most often finds its way in.

Attic and roof space

Felt, battens, rafters, insulation and ventilation, seen from inside, with photographs of anything wrong.

Chimney stacks

Pointing, flaunching, pots and signs of movement.

Roof edge and drainage

Where the roof meets the gutter, and how rainwater leaves.

Structural engineer's reports

04 / Pricing

What this usually costs.

Roof inspections are priced after a survey, once we know the size of the roof and what you need the report for. There is no row for them in our 2026 price table, so we do not quote a figure here. If the report finds repairs, those are priced separately and in writing.

05 / How it works

01

Tell us why

You tell us why you want the inspection, so the report answers your question.

04

Next steps

If you want a price for any work, we give it in writing. You can take the report to anyone.

06 / FAQ

Questions, answered.

What does a Roofers Cork roof inspection include?

A look at the covering, ridge, verge, flashings, chimneys and valleys from the roof, and the roof space from inside, with photographs and a written report.

What will an inspection cost me?

It is priced after you tell us what you need, because there is no figure for it in our 2026 price table. If the report leads to repairs, those have their own fixed price, plus VAT.

Is the inspection a substitute for a structural survey?

No. We report on roofing. If we see signs of movement or a sagging frame, the report recommends a structural engineer.

Can I use the report if I am buying a house?

Yes. It records the roof's condition on the day it was looked at, and it gives you a basis to ask about repairs or price. It is not a legal document or a guarantee about the future.

Will you go up on every roof?

Only where it is safe. Some roofs are too steep, too wet or too fragile to walk, and then we look from a ladder, an access platform or the attic.

Do I have to use Roofers Cork for the repairs?

No. The report belongs to you. If you want a price from us, it is fixed and written, and if you want others to quote, they can use the same report.

How soon after a storm should I book?

As soon as practical. Damage found early costs less, and the report is useful for an insurer. If there is a live leak, ring the emergency number instead.
