Roof repairs in Cork.
Water on your ceiling is the end of a journey that started somewhere higher up. Roofers Cork follow it back, repair the real fault and give you the price in writing before the work starts.
How the water gets from the roof to your ceiling
Rain does not drip straight down through a roof. It gets under a slate, runs along the top of the membrane, follows a rafter or a batten, and only falls when it reaches a gap or a low point. That is why the stain on a bedroom ceiling is so often a metre or more from the hole it came through, and why swapping the slate directly above the stain fixes nothing.
A Roofers Cork repair therefore starts in the attic, with a torch, on a dry day if there is one and on a wet day if there is not. Wet timber, dark tide marks on the underside of the felt and damp insulation all point uphill. Then someone goes out onto the slope, or up a tower, and looks at what is above that point: a slipped slate, a cracked tile, a ridge whose bedding has crumbled, a lead flashing that has lifted from a wall.
Cork weather tests all of these. Wind drives rain sideways, up under laps that are designed to shed water falling vertically, and the salt air near the coast is hard on fixings and on old mortar. A slate held by one rusted nail will last years in a calm spell and go in the first proper gale.
Not every roof should be repaired, and Roofers Cork will say so. If the felt is gone and the battens are soft across a whole slope, each patch buys a season. In that case you are shown photographs from the attic and the slope, and the choice between patching and re-covering is yours, with both prices on paper. Repairs carry the 10-year written workmanship guarantee.
The faults we repair most often.
Slipped, cracked and missing slates
Replaced singly, held by stainless or copper fixings. On an older roof, matching slates are sourced so the repair does not stand out.
Broken or loose tiles
Cracked concrete tiles are lifted out and renewed, and the neighbouring tiles are checked for the same fault before the roof is closed up.
Ridge and hip tiles
Crumbled bedding is cleared and re-laid, or a dry-fix ridge system is fitted that does not rely on mortar.
Valleys
A worn lining or a blocked valley is renewed, which is a bigger job than a slate and is priced as one.
Lead at walls and chimneys
Split or lifted flashings are taken up and replaced in new lead. The detail is on our lead flashing and chimneys page.
Leaks you cannot place
Where the cause is unclear from the attic, we say what we ruled out and what we would check next, instead of guessing at a price.
On every job, what the price covers.
Every quotation is a fixed price, so the final bill matches it.

What this usually costs.
Leak repairs are guided at €400–€2,500 plus VAT in 2026, and most take from the same day up to three days. Chimney and valley work costs more and has its own range on the lead flashing page. Treat this as a rough range; the fixed price you act on comes after the survey.
From first visit to hand-back.
Attic first
We trace the water uphill from the stain, inside the roof space, before going outside.
Report and price
You get photographs, a written account of the cause and a fixed price for the repair.
Repair
The fault is fixed with the right fixings and materials, and nearby weak spots are checked while we are there.
Check and hand-back
We confirm the repair holds, clear the site and send the guarantee.
Questions, answered.
How does Roofers Cork find where a roof is leaking?
From the attic first. We follow tide marks and wet timber uphill, then check the outside of the roof above that point. A hose test is used only if the cause is still unclear.
What should I expect to pay for a leak repair?
The 2026 guide runs €400–€2,500 plus VAT for a leak, with the work taking anything up to three days. After the survey you get one fixed price.
Can a single slate be replaced?
Yes. A slipped or cracked slate is a small job, and a repair of that size is usually finished in a visit. We also look at the slates around it, because a roof that loses one often has others on the way.
Should I get on the roof and clear the moss myself?
We would rather you did not. Wet slates and moss are slippery, and walking on old tiles breaks them. Describe the problem to us and let a crew with proper access look.
Will my home insurance pay for the repair?
Policies differ. Many respond to sudden storm damage but not to wear and tear, so read yours. A photographed written account of the damage comes with the job, ready to forward.
Is the repair guaranteed?
Yes. Repairs are covered by the 10-year written workmanship guarantee, while the Lifetime Leak Guarantee belongs to a complete roof replacement. Which of the two applies is stated before you commit.
What if the leak is happening right now?
Ring 021 212 9985. A live leak is our priority call: the aim is to reach you in 4 hrs, keep the rain out, then plan the lasting fix.
More roofing services.
Lead Flashing & Chimneys
Lead dressed where the roof meets a wall or stack, and the chimney itself pointed so it stops taking in rain.
Roof Inspections
A written, photographed report on the state of the roof, taken from the attic and from the slope.
Re-felting & Battening
The membrane and battens under your slates wear out before the slates do. We renew them and relay what you have.
Roofers Cork cover Cork city and county. The survey is free, the price is fixed in writing, and the work carries a written guarantee.
